"We have two maintenance contracts for our Summerfield and Juniper properties. We are relieved to have these contracts with Santon Plumbing and Heating, we don't even think about maintenance issues. I found Ed's office staff to be very pleasant and responsive, a pleasure to deal with."

Maintenance Programs

WHAT WE DO ON OUR VISITS:

Heating System

- First visit – In addition to inspecting your heating system for proper operation, we will also:
  • Replace the air filters –
    • What we do - This step consists of removing the old filter cartridges and replacing them with new Trion filters.
    • Why this is important to you - These filters are directly related to the air quality within your home. Dust particles and pet hair are drawn into these filters, which can eventually clog the filter. Running your gas furnace with a clogged filter can greatly affect its efficiency resulting in higher energy bills and poor air quality.
  • Inspect venting –
    • What we do - This step consists of inspecting the furnace and water heater vent pipe from within and outside your home for obstructions, breaks and faulty operation.
    • Why this is important to you – This equipment has a vent pipe that runs through an outside wall of your home. Most gas furnaces are equipped with a safety feature that will shut down the system if exhaust fumes cannot properly exit through this vent pipe. If this vent pipe is obstructed or not working properly, your system will shut down to prevent fumes from entering your home.
  • Change battery in thermostats -
    • What we do – This step consists of removing the thermostat from the wall and replacing the battery inside.
    • Why this is important to you – Low battery levels can cause your thermostats to lose the programmed settings and stop the system from operating.

Cooling System

– Second visit - In addition to inspecting your cooling system for proper operation, we will also:
  • Validate coolant charge level within AC unit –
    • What we do - This step consists of using a special gauge to measure the freon levels inside your cooling lines.
    • Why this is important to you - Improper levels of freon / R22 will cause your system to work much harder to maintain a desired temperature. This can result in unnecessary system noise and higher energy bills.
  • Clean condensate lines –
    • What we do – This step consists of cleaning and flushing out any build up or debris that has collected in the condensate drain.
    • Why this is important to you – All cooling systems create a certain amount of excess water that is usually collected in a catch-pan and then sent through a drainage hose. When these hoses become blocked, the excess water can overflow the catch-pan thus creating a possibility for water damage in your home.
  • Inspect condenser –
    • What we do - This step consists of inspecting the outdoor condenser unit. This includes removing any lawn debris, rodents or bees nests that may have accumulated over the year.
    • Why this is important to you - Running your cooling condenser with any of these obstructions greatly affect its efficiency resulting in higher energy bills.

      FAQ’s

      1) Q - What are some of the advantages of this plan over the one offered by the gas company?

A – The plan offered by the gas company does not include services for the air conditioning components of your central air system. Another advantage of our plan is that we can offer plumbing services. Also, our maintenance visits are scheduled during the most critical times of the year (just before heating season starts and the other just before cooling season starts. The plan offered by the gas company has a limited window for scheduled visits (March to August).

      2) Q – Your contract mentions a reduced service rate for people who enroll in this plan. How much of a savings is this?

A – Our normal service rates are $85.00 per hour and $135.00 for after hour emergency service. Enrolled customers pay only $65.00 per hour for any service calls from 7:00am to 3:30pm M-F and enrolled customers pay $95.00 per hour for after hour service calls.

      3) Q – In your list of components that you service, why aren’t dishwashers, wash machines and dryers included in the list?

A – We do service the plumbing that connects to these items but do not service the actual appliance. In today’s market with so many models and manufacturers, it would be impossible to stock our service vehicles with all the possible parts needed. The appliance dealers best service these items.

      4) Q - Which parts are covered by this plan?

A – The replacement filters for the furnace and humidifier. Any other required parts would be given to you with a 15% discount.

      5) Q – What happens when a system issue is identified during one of the check-up visits?

A – Depending on the severity and the nature of the issue, we will either schedule a return service visit or address the issue after the remainder of the check-up visit is completed.

      6) Q – Are there any restrictions to “ After hours service”?

A – Yes, after hours service is intended for emergency situations only. For example: No heat with the temperatures estimated to go below 50 degrees. Routine questions regarding basic system operation or thermostat programming should be held until the next business day.

      7) Q – What happens if during the cooling check-up, you discover that the system must be recharged to obtain appropriate R22/Freon levels?

A - This would require a standard service call where the technician would first have to vacuum out the cooling lines into a recovery tank and then recharge the lines to specifications. Discount service rates would apply.

      8) Q – How do I sign up for this protection plan?
A – Simply call our main office at 508-865-1200 to set up your first visit and the technician will provide you with the sign-up form during that visit. A payment of $265 will be due upon the 1st visit. A receipt and a copy of the signed copy will be placed in the mail to you within a week of payment.
